Waldorf Astoria Miami Beach Coming in 2027

Hilton has announced that Waldorf Astoria Hotels & Resorts will make its debut in Miami Beach through the transformation of the current W South Beach, one of the city’s best-known luxury hotels. The oceanfront property at 2201 Collins Avenue, owned by Reuben Brothers, will close later this summer for a comprehensive renovation before reopening as Waldorf Astoria Miami Beach in winter 2027.

Rather than building a new hotel from the ground up, Hilton is rebranding and repositioning the existing resort. The transformed property will continue to occupy its prime beachfront location and will feature 348 ocean-view suites with private balconies, along with redesigned public spaces, new dining concepts, a luxury spa, enhanced 48,000-square-foot pool deck, including private cabanas, and upgraded meeting and event facilities.

Hilton says the renovation will preserve the property’s iconic location while introducing the signature service and luxury experience associated with the Waldorf Astoria brand.

The move is significant for both major hotel loyalty programs. Marriott Bonvoy members will lose one of the W brand’s flagship resorts, while Hilton Honors members will gain a luxury beachfront redemption option in one of Florida’s most popular destinations. Once the transition is complete, guests staying at Waldorf Astoria Miami Beach will be able to earn and redeem Hilton Honors points while enjoying the benefits offered to elite members.
